Magpie Cottage sleeps up to 6.
Private ground floor entrance via its own garden, the property is a self contained bungalow, an annexe to Pickhams. There are a couple of small steps to access the porch / garden.
The porch leads into a spacious, vibrant lounge featuring artwork, a wood burner, tv, access to high speed fibre broadband, comfortable sofas (including a double sofa bed) and arts and crafts chair, stripped wooden floors and rugs.
A small hallway accesses 2 double bedrooms, simply decorated with interesting touches, one features a large built in wardrobe / storage area, a bookcase with a selection of books to buy / swap, the other was originally the artist’s studio and has a painted floor, a 1950’s cupboard and displays dozens of interesting works of art.
The newly refurbished small bathroom has a bath with overhead shower (hot water provided by a timer controlled immersion heater), mosaic details and tongue and groove painted ceiling and panelling contrasting with the light, white tiles.
In the spacious kitchen there is a large oak dining table to seat 6, beautiful painted dresser, a large, vintage belfast sink, tiled beech work surface, gas hob, electric fan oven, microwave, toaster, kettle, dishwasher, fridge freezer, tongue and groove ceiling with down lights, black and white chequered tile floor.
The terraced, walled garden has 2 patio areas with table and chairs and a couple of loungers. Parking on the driveway is by the gate into the gardens – it is possible to accommodate 2 cars. There is an optional front entrance onto the lane for if the main driveway gates are locked.
The accommodation is within the gardens of Pickhams which visitors may like to explore, with its pond, paddock, labyrinth, hidden areas, conifers, fruit trees and lawns. The gardens are the home of the annual Summer Trifle mini Arts Festival in August (cancelled in 2020)and other one day events at other times in the year – please ask for details.
Please note that paths will be slippery in Autumn and Winter and after rain.
Interaction with guests
Generally the welcoming and friendly property owners are on site in Pickhams (the main property) or available by ‘phone. We would enjoy showing visitors around the gardens and talking about the art in Magpie Cottage, or are happy to leave visitors alone as they like.
The owners have a dog and 2 cats. Visitors are welcome to book to bring a dog or two (for a small extra charge payable on arrival). It is the perfect area for dog walking.
We can arrange to leave milk, home made bread and some eggs, jam, butter and cereal for visitors to prepare their own breakfast. There is also a Milk&More delivery three mornings a week so advanced orders could be placed.
Over winter months we will provide some logs for the Rayburn and wood burner to get you started (you can buy some more if you like).
Other things to note
Magpie Cottage is at the end of a single track country lane which becomes a green lane track and bridleway. Occasionally the green lane is used by off-road drivers or motorcyclists who are generally quiet and considerate to walkers and cyclists.
Built on clay, the gardens can be wet and muddy and paths can be slippery in wet weather.
Please note that this is a rural property so visitors can expect a loud morning chorus, spiders, a distant cockerel crow, occasional agricultural activity, and the baa-ing of sheep.
From £95 per night for 2. All bookings are taken through Airbnb so please check their listings for any additional fees (for booking, cleaning and dogs). Discounts for longer stays.
In the current climate (Covid 19) we have committed to the extra cleaning regime to make sure you are safe during your stay. We are therefore allowing 2 nights between bookings to ensure we have time for all of the new protocols and have increased our cleaning fees slightly (£60 per booking). We will be taking bookings for a minimum of 4 nights for the next few months.

Really nice, home from home stay with delightful host. Greeted us on arrival but then left us to our own devices. On hand to answer any questions though. Lovely touches - fresh eggs, milk, butter, jam and delicious homemade bread. Cosy, comfortable and really great kitchen. Perfect place to set off from for our Glyndebourne evening. Will certainly be back another time.

It was a real pleasure coming back to the cottage each day while exploring Sussex. Our 16-month daughter loved the walled garden and was fascinated by all the art. It was great being able to borrow a high chair as well. We hope to come back again next year.

Lovely place to stay. Jim was on hand and really helpful when we had a problem with the hot water - sorted it quickly and checked back in to make sure it was working for the rest of our stay. Cosy sofas, good size kitchen and great secluded garden. Would definitely recommend for a peaceful getaway.

I’ve been fortunate to stay in some truly amazing places thanks to airBnB and I’m glad to add Josie’s wonderful cottage to the list. Communication was prompt and easy prior to arrival and for the duration of stay. The cottage was beautiful and quirky with lots of little touches that made the stay feel special. I particularly liked the fresh bread and homemade jam. There’s lots of interesting art work which is available to buy as well as a vast collection of books, dvds and games to keep you occupied on rainy days. Would definitely choose to stop here again!

Very quiet and delightful location with many good circular walks. Pub at Arlington serves food all day. Our hosts were on the ball and offered us an additional heater. Great walled garden. Would suit dog owners.

Magpie Cottage is the perfect location for an arty break. The co-owner of the cottage is artist Josie Tipler and you can book her for one to one or small group art tuition during your stay.
Josie can tutor in a variety of styles and mediums and covers a wide range of subjects.
Art sessions can be either in the garage studio next door, in the walled gardens of the cottage or in the main gardens of Pickhams. You can also choose to go out for tutored painting days in the local countryside.
All art materials and equipment can be supplied so you won't need to bring anything with you at all except a desire to be creative.
